Management Accountant

About the Role
We are seeking a proactive and skilled Management Accountant to join the finance team. This role is pivotal in ensuring financial accuracy and efficiency of the property management and corporate operations.
The successful candidate will be responsible for managing accounts payable, managing tenant invoicing and arrears, reconciling accounts, preparing GST returns, maintaining financial records, and supporting the broader accounting functions within the company.


Key Responsibilities
  • Accounts Payable Management:
    • Process supplier invoices, co-ordinate approvals, and ensure timely payments to vendors, suppliers, and contractors.
    • Reconcile supplier statements and resolve discrepancies.
    • Manage payment schedules and prepare supplier payment batches and owner payments.
    • Reconcile accounts payable transactions for all managed properties.
    • Support on-boarding of new suppliers.
    • Ensure compliance with company policies and industry regulations.

  • Tenant & Lease Accounting:
    • Prepare and send tenant invoices.
    • Receipt rent payments, and outgoings charges.
    • Prepare monthly rental reconciliations and accounts receivable reconciliations.
    • Liaise with property managers to ensure leasing transactions are accurately recorded.
    • Assist with financial reporting related to leasing and asset management.

  • Financial Administration & Corporate Accounting:
    • Prepare revenue invoices for property management and other fees earned.
    • Maintain accurate financial records, including general ledger entries, reconciliations, and reporting.
    • Prepare monthly bank, credit card, and intercompany reconciliations.
    • Assist in month-end and year-end closing processes.
    • Prepare quarterly financial reporting to clients or other stakeholders.
    • Assist with preparation of outgoings budgets and budget variance analysis, including annual outgoings wash-ups, across all managed properties.

  • Tax & Compliance:
    • Prepare and submit GST and other statutory filings as required.
    • Liaise with accounting and tax advisors to ensure full compliance.
    • Maintain compliance with accounting standards and property management regulations.
  • Process Improvement & Support:
    • Identify opportunities for process automation and efficiency.
    • Support the finance team with ad hoc reporting and financial analysis.

Skills & Experience Required
  • Fully qualified Chartered Accountant or equivalent.
  • 5+ years of experience, preferably in property management accounting, accounts payable or accounts receivable roles.
  • Knowledge of or keen interest in commercial real estate.
  • Experience with property management software Re-Leased is highly preferred.
  • Proficiency in Xero, or similar accounting systems.
  • Strong reconciliation, problem-solving, and analytical skills.
  • Excellent attention to detail and ability to manage multiple priorities.
  • Strong communication skills and ability to liaise with internal and external stakeholders.
  • Knowledge of GST reporting requirements.
